Riverland Town Center: What's Open and What's Still Planned

If you've been watching Community Boulevard and Marshall Parkway fill in over the past year, you've probably noticed that Riverland Town Center businesses have opened on different timelines. The grocery store, golf cart rental counter, and nail spa are open, while some restaurant opening dates remain uncertain.

That distinction is worth understanding if you live here: it helps separate what is already open from what is still planned.

The First Wave Came Fast, and It Wasn't Restaurants

When Riverland Town Center's first phase opened in summer 2025, the anchor was Publix, a 48,000-square-foot store with an adjacent liquor store, built as the retail and social centerpiece of the 4,000-acre community. Within a matter of months, Ace of Carts and Hair Benders Salon had opened alongside it. By the time GL Homes signed leases for its next round of restaurant tenants in mid-2026, the company was already listing Riverland Nail Boutique Spa and Live with Grace Animal Hospital as established tenants, not future ones.

None of that required a chef's reputation or an out-of-state brand to make the trip south. It required a grocery anchor, a lease, and a build-out schedule that didn't depend on anyone else's timeline. That's the first half of the pattern: service retail and daily-errand businesses open on the schedule they're given, because nothing about them is speculative. You don't wait on public interest to find out if people will get a haircut or buy groceries near home.

Ristorante Chef Luca Corleone Opens at Riverland Town Center

The Town Center restaurant follows Chef Luca Corleone’s earlier restaurant in Port St. Lucie. Chef Luca Corleone spent 25 years in the tech industry before retiring in 2014, going to culinary school, and opening Ristorante Corleone in Port St. Lucie in the summer of 2018. That original restaurant built a loyal following for nearly eight years, then closed for good after final service on April 29, 2026, so its chef could move into a larger space inside Riverland Town Center.

That's not a speculative opening. That's a working restaurant owner shutting down a proven business to make room for a bigger one, with a dedicated pizza oven, an open kitchen, and patio seating designed around everything he learned running the original location. When GL Homes announced the move in June 2026, the target was mid-summer. By late July, the chef was describing the menu in detail, telling WhatNow, "it's authentic Italian food that spans all across the 20 regions of Italy." A restaurant with that kind of runway behind it is the closest thing this Town Center has to a sure bet, and it delivered close to on schedule.

Max & Louie's Opening Timeline

Compare that to Max & Louie's New York Diner, the brand's planned first Florida location. In December 2025, GL Homes and the diner's founder were both talking about the concept in terms that suggested momentum, with a target opening of early 2027. GL Homes president Misha Ezratti said the diner would "add the kind of local flavor and energy that make Riverland such a special place."

By June 2026, six months later, the announcement no longer included the early 2027 opening date. Max & Louie's was described as opening "during a future phase of the project," without a season or year. The June announcement therefore gave a less specific opening timeline than the December 2025 announcement.

Pepe's Cantina sits in between. As of the same June 2026 announcement, it was still targeting a late fall or early winter 2026 debut. That window hasn't closed yet as of this writing, so it's still a live target, just one that hasn't been confirmed as delivered.

If you're mapping your own routine around what's walkable or golf cart accessible from home, the useful distinction is that Ristorante Chef Luca Corleone is open, while Pepe's Cantina and Max & Louie's are still planned, with different levels of timing detail.

The Amenity Side Isn't Waiting on Restaurants

While the Town Center's dining lineup has been uneven, the community's own amenity build-out has kept a steadier pace. The RiverFresh Café at the Riverland Wellness & Fitness Center, first mentioned as a winter 2025 target, is now up and running alongside Pulse Fit Studios, a 12,000-square-foot addition with five specialized studios covering yoga, dance, Pilates, spinning, and cross-training. Those two additions expanded the Wellness & Fitness Center to 51,000 square feet, all connected to the rest of Riverland through the Paseo, the community's traffic-free greenway network.

The next expansion is already under construction. The Sports & Racquet Club West Complex broke ground on May 4, 2026, and will add a fitness center, group exercise studios, outdoor fitness pools, an indoor pickleball facility, golf simulators, and a dedicated dog park to a club that already includes 53 pickleball courts, one of the largest private facilities of its kind in the country, along with 15 tennis courts and 20 bocce courts.

None of that amenity work depends on a restaurant lease closing or a chef's reputation carrying an opening date. It's internal infrastructure, funded and scheduled the same way the grocery store was, and it has moved on a similarly reliable clock.

What This Actually Means If You Live Here

The practical distinction is between what is already open and what is still planned. If you're deciding whether to renew a membership, plan a routine, or figure out what's within golf cart range this fall, the options already delivered are: Publix, the liquor store, Ace of Carts, Hair Benders Salon, Riverland Nail Boutique Spa, Live with Grace Animal Hospital, RiverFresh Café, Pulse Fit Studios, and Ristorante Chef Luca Corleone.

Pepe's Cantina is worth watching this winter. The June announcement placed Max & Louie's in a future phase without a specific opening date.
